Buying a house, but unsure as to its condition? 

Buying a house is probably the most expensive purchase a person is likely to make, therefore it is important to obtain a full report on the condition of the property.

The surveys we offer include:

Homebuyer’s Report

A Homebuyer’s Report is a comprehensive report which is split into three main sections as follows:

External: Roof, Walls (movement, settlement), Rainwater Goods, Damp Proof Course, External Joinery.

Internal: Roof Spaces, Ceilings, Internal Walls, Internal Joinery (wet rot, dry rot, woodworm infestation) Fireplaces, Floors.

Services: Electricity, Gas, Water, Heating, Drainage.

In all cases, the condition is commented upon along with any major repairs and any minor repairs which can be done on a piecemeal basis once you have moved in.

In addition, a market value is given.

Building Survey

A Building Survey is recommended for properties which are over 100 years old or, say, a large property which has had extensions built over the years.

It covers the same areas as a Homebuyer’s Report, but goes into greater detail regarding the structure of the property.

Again, in addition, a market value of the property is given. 

Lease Renewals and Rent Review
